Cedar Creek Lake Boat Dock Builders: 12 Questions to Ask Before You Sign

TRWD permitting (Q1–Q3)
Question 1: Are you submitting the TRWD shoreline-alteration packet on my behalf, or am I? A local builder owns the submittal. A brochure operation hands you forms and disappears. Question 2: How long has your relationship with TRWD's shoreline office been active? You want years, not 'we've worked with them once.'
Question 3: What's your typical TRWD turnaround on a comparable build? A real number — three weeks, six weeks — is fine. Hedging is a red flag. We tell clients to expect 3–6 weeks on a complete submittal and walk them through what can extend that window — same way we handle every Cedar Creek dock build.
Specs and materials (Q4–Q7)
Question 4: What piling spec are you proposing, and why this depth? Cedar Creek's southeast main body sees real wind exposure; pilings should be sized to that, not to the cheapest acceptable spec. Question 5: AWPA use-category rating on framing lumber? UC4B/UC5A is what should be at the waterline.
Question 6: Decking — what's the warranty length and what voids it? Manufacturer brochure language vs. installer language often differs. Question 7: Hardware — stainless or galvanized? At Cedar Creek's water chemistry, hot-dip galvanized lasts a long time, but stainless is the long-life answer.
Process and accountability (Q8–Q12)
Question 8: Who is on-site running the crew? Owner-run shops have one supervisor; subcontracted builders may have three different people over the project life. Question 9: Insurance certificate on request before contract? Real answer is yes, every time. Question 10: References from properties you've built on Cedar Creek in the last three years?
Question 11: What's not in this quote that may show up as a change order? Permits, mobilization, demo of existing structure, electrical sub-panel work — these get omitted on optimistic quotes and bill later. Question 12: What's your warranty on the install, separate from manufacturer warranties on materials?
